14. How much a wellness room sells for: the published figures
Oct 08, 2026A hotel only invests in a wellness room if it knows what it earns, and published figures do exist, but they are rare, dated or partial.
Why it matters
Before talking to a director about light, air or sleep, you have to answer their first question: how much. We have gathered what brands and studies publish, separating what is measured from what is self-reported.
What the market publishes
Revenue per occupied room. Across more than 11,000 hotels analysed with HotStats in the first half of 2025, RLA Global measures total revenue per occupied room of 561 $ in hotels with a strong wellness component, against 335 $ in those where it is minor: a gap of 67 %. RLA Global, 2025.
This figure compares two families of hotels, not the same room before and after. It says that hotels that invest in wellness sell more per guest. It does not say that wellness is the only cause.
Stay Well, MGM Grand, Las Vegas. In 2012, 42 rooms designed with Delos (lighting designed for sleep and waking, air and water purification) are offered for 30 $ more per night than the standard rate. Meetings & Conventions, 2012; CNN Travel.
Hilton, Five Feet to Fitness. In 2017, Hilton opens rooms equipped with a training station. A spokesperson announces a supplement of around 45 $ per night compared with a standard room, varying by date and location. The Points Guy, 2017.
Equinox Hotel New York, The Sleep Lab. In July 2025, four rooms dedicated to sleep (temperature-adjustable mattress, programmed light, sound and temperature, sleep assessment) are offered from 1,700 $ a night, two-night minimum. Equinox Hotels press release, 2025.
Devices by the day. Four Seasons Los Angeles publishes a menu of recovery devices delivered to the room, from 50 to 75 $ per day per device. Four Seasons, official page.
What is self-reported or partial
The Stay Well and Hilton premiums are prices displayed at launch, not results. Neither brand publishes an occupancy rate or the revenue actually achieved on these rooms.
The Equinox price is a public starting price. The gap with a standard room in the same hotel is not published by the brand.
On the guest side, an Amerisleep survey of 1,000 Americans carried out in June 2026 indicates that 43 % would pay more for a room presented as sleep-friendly, with an average supplement mentioned of 158 $. This is self-reported: an intention, not spending. The page does not specify whether this is per night or per stay.
What cannot be claimed
We do not say that a wellness room sells for 67 % more. The RLA Global figure compares entire hotels, not rooms.
We do not say that the 2012 and 2017 premiums still hold today. They are dated, American, and were not followed by published results.
Swissôtel communicates about its Vitality rooms. We were unable to verify a quantified premium at the source: we do not cite one.
We found no published, verifiable premium for a room of this type in Europe, nor in Portugal. This absence is in itself a piece of information.
What a hotel can do
Minimum baseline. Do not create a room category straight away, but make the existing rooms measurable: darkness, silence, air, temperature. The cost is low. The gain is first a verifiable sales argument, backed by figures.
Optimised baseline. Add what sells by the unit, without building work. Selected devices, offered in any room at 50 € a night against a card pre-authorisation. A longevity menu of around ten services integrated into the existing spa, from 60 to 150 € per session.
Revenue then no longer depends on a handful of premium rooms, but on the hotel's entire clientele.
Order of magnitude. In our model, the investment is recovered within a few months. The exact figure depends on each hotel's occupancy rate, season and average price. This is what the Audit measures (3,000 € excl. VAT), and what the Mission quantifies (20,000 € excl. VAT) from the hotel's data.
What the Living Lab measures
The Living Lab, near Lisbon, does not measure a hotel's economics. It tests what makes them possible: which devices withstand real use, how long they last, how they are cleaned between two guests, how many minutes it takes to explain them.
Measurement planned. Each device offered to hotels will have a dated record: duration of use, incidents, hygiene procedure, time needed to get started.
